  1. Submit a free property look-up

    Use the look-up form with your property address, county appraisal district (CAD) notice details if available, and how to reach you. This step is free. It is a screening conversation — not an appraisal engagement.

  2. Initial viability screen

    We compare what we can see — assessed value context, market signals, property characteristics — against whether a credible opinion of value could reasonably support a protest narrative. AI assists data gathering and pattern checks; a certified appraiser decides what is credible.

  3. Honest recommendation

    If the property does not appear to have a case, we tell you. Paying for an appraisal that cannot ethically support a lower value helps no one — including your protest.

  4. Appraisal engagement (when appropriate)

    When a case appears viable, we outline scope, fee, timeline, and deliverables. You decide whether to proceed. The product is an opinion of value suitable for serious use — not a rubber stamp.

  5. Your protest strategy remains yours

    We provide appraisal support. Filing deadlines, hearing presentation, and agent/attorney choices remain your responsibility (or your representative’s). We do not promise outcomes from CAD or ARB decisions.

What “credible” means here

Credible means supportable under appraisal standards and market evidence — not “whatever number lowers your bill.” If market value supports the assessment, we will not invent a different story.
