Frequently asked questions

Clear answers — especially on ethics. If it is not written here, ask us on the look-up form.

Ethics, restated

  • We cannot always help fight taxes — we produce credible opinions of value.
  • Free look-up first, before appraisal fees.
  • No guarantee of tax reduction.
Can you always help me fight my property taxes?

No. We produce credible opinions of value. If the evidence does not support a lower value, we cannot ethically help you “fight” an assessment that appears reasonable. That honesty is the point of TaxAppraiser.ai.

What is the free property look-up?

A no-cost initial screen of your address and available assessment context. We use it to see whether you appear to have a case before discussing appraisal fees. It is not an appraisal and not a guarantee of anything.

Do you guarantee my taxes will go down?

No. Never. Appraisal districts, review boards, evidence quality, and market conditions drive outcomes. Anyone guaranteeing a reduction is selling marketing — not appraisal discipline.

When do I pay for an appraisal?

Only after a look-up suggests a case may be viable and you choose to engage for a formal opinion of value. We explain scope and fee before work begins.

Is this an attorney service or tax agent service?

No. We provide appraisal and related valuation support. Legal advice, protest filing as your agent, and hearing representation are separate roles — ask your attorney or registered agent if you need those services.

How does AI fit into the process?

AI assists research speed, data organization, and issue spotting. A State Certified appraiser remains responsible for the opinion of value. See our AI Advantage page.

Where do you work?

Dallas–Fort Worth / North Texas, with an Arlington office. See the service area page for counties and cities.

Who is the appraiser?

Zac C. Trostel, State Certified Residential Appraiser in Texas since 2011, operating through Dallas Appraiser, LLC and Square Footage Measure, Inc. About page and BBB A+ profile.

What should I bring to the look-up?

Property address, CAD account number if you have it, a copy or screenshot of your notice, and any condition or renovation notes that may not show in public records.

How fast will I hear back?

We aim to respond promptly during business days. Complex properties or peak protest season may take longer. Urgent deadline questions should include your hearing or filing date in the form.
